What the Inspection Covers
An inspection worth having is not a walk around the yard. Ours covers the roof as a system:
- Field condition — shingle wear, granule loss, curling, cupping, cracking and bald areas, assessed slope by slope rather than as an overall impression
- Seal integrity — whether the adhesive strips are still bonded. Wind can lift and reseat a shingle without displacing it, leaving a roof that looks intact and is not sealed
- Flashing — chimneys, skylights, dormers, roof-to-wall intersections and every penetration
- Plumbing vent boots — the rubber collars that dry out and split in Florida sun, and a leading leak source long before the shingles wear out
- Valleys and drainage — including debris dams behind chimneys and in valleys, which hold water where it should be shedding
- Edge metal and drip edge — lifted or corroded edge detail, which matters more near the coast
- Decking — soft spots, sag and deflection underfoot
- Attic, where accessible — staining on the underside of the deck, daylight, damp or compressed insulation, rusted nail points, and whether intake and exhaust ventilation are actually balanced
- Gutters — granule accumulation, and whether water is backing up under the roof edge

When to Get a Roof Inspection
After Any Significant Storm
The single highest-value time to inspect, and the most commonly skipped. Wind damage frequently leaves no debris and no leak — just broken seals that fail later. When Your Roof Passes About 15 Years
Architectural asphalt shingle realistically gives 16 to 20 years in Florida, so a roof in its mid-teens is entering the window where condition matters more than age alone. Florida insurers also tend to look more closely at roofs past this point, and some request an inspection or condition report at renewal. Requirements vary by carrier — your agent is the right person to ask about yours — but having current documentation is useful either way.
Before Buying or Selling a Home
A general home inspection covers the roof briefly and from a distance. How long does a roof inspection take?
Typically 30 to 60 minutes for a single-family home, longer for large or complex roofs, or where attic access is difficult. We will walk you through what we found before we leave rather than emailing a report and disappearing.
Do I need to be home for the inspection?
It helps, mainly because the walkthrough at the end is more useful in person and we usually want attic access. If you cannot be there, we can inspect the exterior and send the written findings and photographs.
How often should a Florida roof be inspected?
Annually is a reasonable baseline, plus after any significant storm. Past about 15 years, more frequent inspection is worth it — both for your own planning and because roof condition draws more attention from insurers at that age.
Will you try to sell me a new roof?
No. Our recommendation is whatever the roof condition supports, and a meaningful share of our inspections end with “your roof is fine” or “this needs a small repair.” You will get photographs supporting whatever we recommend, so you can judge the reasoning yourself rather than taking it on faith.
